My name is Aljosa Marjanovic, and for years I worked behind the scenes in marketing for Dubai real estate.

I helped agencies and individual agents attract foreign investors across multiple EU markets.

Through the systems we built, a large number of properties were sold (consistently).

Over time, I started noticing a pattern.

Investors weren’t always buying the properties that made the most sense for them.

They were often buying the projects that paid the highest commissions.

As a marketer, I had no control over what happened after a lead was handed over. 

When working with individual agents, I couldn’t influence which projects were recommended.

(That said, I worked with and still work with several agents who consistently put the client’s interests first and focus on the best available deals.)

When working with agencies, I couldn’t control which agent handled the investor or how the decision was guided.

At some point, that didn’t sit right with me.

So I decided to step into the process myself.

Not to sell everything to everyone, but to take responsibility for what actually gets bought.

Today, I’m directly involved in the purchase process.

I help investors move from initial interest to a concrete acquisition, with clear reasoning behind every recommendation.

Everything starts with a call.

We discuss your goals, budget, timeline, and expectations, and clarify what kind of property makes sense for you in Dubai.

The call usually takes around 45 minutes, so it’s best to set aside enough time for a focused conversation.

Based on the call, we define clear criteria for the purchase purpose, location preferences, risk profile, and timeframe.

This creates a solid foundation for the next steps.

3. Shortlisting suitable properties

A shortlist of relevant options is prepared (new developments or ready properties).

Each option is selected with a clear rationale, not based on commission size.

When the shortlist is narrowed down to the final options, you can choose to add independent second opinions.

Two experienced agents from different agencies review the shortlisted properties and provide honest, unbiased feedback.

How we protect you from commission-driven unit recommendations

Most buyers don’t realize this until it’s too late: the property being recommended isn’t always the one that’s best for them.

It’s often the one with the highest commission.

That’s the conflict we deliberately remove.

When we reach the point where there are three serious properties on the shortlist, the process changes.

Instead of relying on a single opinion, we bring in two additional agents from two different agencies.

They are not involved in the sale.

Each of them is paid for an independent second opinion on the shortlisted projects.

Their role is simple: give an honest assessment of which option makes sense (AND WHY).

Because they are paid for their analysis, not for selling, there is no incentive to push a deal.

And because their future involvement depends on the quality of their input, the feedback stays objective.

This independent review costs 5,000 AED for two professional opinions.

Alongside that, you also receive our own recommendation and first choice, based on the full picture.

The result is a decision that isn’t driven by commissions, pressure, or a single sales desk.

How are properties shortlisted?

Properties are shortlisted based on your specific goals, budget, timeline, and risk tolerance.

This includes how you plan to use the property, your expectations around cash flow or appreciation, and how much flexibility you want in terms of payment structure. Commission size is not a selection criterion. Every shortlisted option must have a clear, logical reason for why it fits your situation.

Do you recommend only your own projects?

No. We don’t work with a single agency, developer, or fixed inventory. Properties are reviewed across multiple agencies and sources, which allows us to compare options and avoid one-sided recommendations. This approach helps ensure that what’s being discussed is driven by suitability, not availability or internal incentives.

What is the independent second-opinion option?

The independent second-opinion option allows you to add an extra layer of confirmation before making a decision.

Two experienced agents from different agencies independently review the shortlisted properties and provide their honest assessment. They are compensated for their analysis, not for selling, which helps reduce sales bias and pressure.

Is the second-opinion service mandatory?

No. The second-opinion service is completely optional. Some buyers are comfortable making a decision after the standard review process, while others prefer additional reassurance before committing capital. The option is there to support more informed decision-making, not to complicate the process.

Costs, commissions & transparency

How are you compensated?

For new developments (off-plan), our compensation is paid by the developer as part of their standard sales commission structure. It’s not an extra cost added on top for the buyer. For ready properties / resale (secondary market), compensation is handled through the standard market commission structure for resale transactions.

In both cases, the compensation structure is explained upfront so you understand how it works before moving forward.

Does using this service increase the property price?

No. Using this service does not increase the property price. Property prices are set by developers or sellers and are the same whether a buyer works with us or approaches the market directly. There is no price markup added for coordination, guidance, or support.

Are there any hidden fees?

No. There are no hidden fees.

Any optional services, such as independent second opinions or post-purchase support, are clearly explained in advance. You’ll always know what is included and what is optional before moving forward.

How much does the second-opinion service cost?

The independent second-opinion service costs 5,000 AED and includes two professional assessments from agents at different agencies.

This fee covers the analysis and feedback only and is separate from the purchase transaction. It exists to reduce sales bias and support more informed decision-making.
